The following deliverables will be sent in digital PDF format for the buyer to download, save and print at will and will not be released until full payment has been received:

- Roof plan 1:100
- Elevations 1:100
- Sections 1:50
- Lighting layout 1:100
- Hot water reticulation and gas layout 1:100
- Window and door schedule 1:100
Fees do not include the services to complete a Site Development Plan or any other documentation required for approval to the local authority. It is the responsibility of the buyer to appoint a registered SACAP professional for the completion of the Site Development Plan as well as any other documentation required for council submission as well as to submit and approve the plans at the local authority and to pay all fees applicable to the local authority, the NHBRC etc. NOAH can assist with a Site Development Plan and preparation of council submission documentation at a time-based fee of R650.00 per hour.
Fees do not include any alterations or additions to the purchased plans. If the buyer requires alternations or additions to the purchased plans, NOAH can assist at a time-based fee of R650.00 per hour. Any instructions to alter plans must be done in writing and will only be executed upon approval and payment of quotation for alterations or additions issued by NOAH.
Fees do not include a registered SACAP professional to certify the purchased plans for compliance with SANS 10400. It is the buyer’s responsibility to appoint a SACAP registered professional to perform the duty of certifying compliance with SANS 10400 at the buyer’s cost.
Fees do not include any fees payable to the local authority, the NHBRC etc. and are the responsibility of the homeowner. Fees of the appointed Engineers as well as liaisons with the Engineers in terms of the plans are the buyer’s responsibility.
Fees do not include any other professional fees or services such as land surveyor, geotechnical reports, engineers, quantity surveyors or interior designers. Fees do not include council fees, council runner fees, council submission prints or contractor’s prints. It also excludes other project specific costs not included above.
Fees do not include electronic files such as DWG’s or Revit files.
NOAH does not provide on-site consultation, supervision or control over the construction process.
Due to variance in the application of local building requirements, building practices and soil, seismic, weather and other conditions, NOAH cannot make any warranty, express or implied, with respect to the content or use of plans or documentation purchased from NOAH, including but not limited to any warranty of merchantability or of fitness for a particular purpose.
It is the buyer’s responsibility to appoint a SACAP registered professional to perform the duty of ensuring and certifying compliance of purchased plans with SANS 10400 at the buyer’s cost. It remains the buyers’ responsibility to ensure compliance with SANS regulations once construction commences. NOAH does not accept liability if purchased plans do not comply with the National Building Regulations or local bylaws.
Slight variances may occur between the information presented and the actual building plans with regard to, but not limited to floor areas, dimensions, building costs etc. The information conveyed here only serves as guidelines on the specific matters and is not intended to be comprehensive in the advice on offer. Purchased plans are neither a complete set for council submission nor a full set of construction drawings.
NOAH disclaims all liability to any person in respect of the consequences of anything done or omitted to be done in reliance upon the contents of the plans purchased.
NOAH cannot be held responsible for any misadvise or misconception the buyer may have or may have been given by any third party.
No Refund and No Return Policy
No building plans can be returned to NOAH after delivery of goods.
After purchase, no building plans will be refunded after delivery of goods.
It is therefore important to make the correct decision regarding size, overall dimensions, direction of entry, orientation etc. before purchasing house plans.
It is the buyer’s responsibility to submit and approve plans with the relevant Estate.. It is the buyer’s responsibility to ascertain the Estates guidelines or rules when purchasing a plan to ensure the plans are well within the rules in terms of the aesthetics or any rules that might affect the plans.
If alterations or additions to plans are required to achieve Estate approval or incorporate any rules required by Estate regulations, NOAH can assist at a time-based fee of R650.00 per hour.
If the Estate requires a registered SACAP professional to attend an architectural meeting, NOAH can assist at a time-based fee of R650 per hour. AA rates for travel will be levied, if flight tickets are required these will be the owners’ responsibility as well as accommodation.
All NOAH plans are protected under the terms of the South African Copyright law and may not be copied or reproduced in any way, by any means. We authorize the use of the purchased plan as an aid in the construction of one single family home only. The buyer may not use the purchased plan to build a second or multiple dwellings without purchasing another set of plans from NOAH.
