Although the set of NOAH drawings are ready made, the site information of your property on which you wish to build your NOAH home needs to be added to the drawings before you can submit to your local authority.
You can take your purchased set of plans to a registered architectural draughtsperson or architect of your choice to assist with a Site Development Plan or NOAH can assist with preparation of a Site Development Plan at an additional cost of R650 per hour.

You will receive a digital A1 colour pdf set. The DWG and Revit drawing set will not be included as these are copyrighted for one home only.
When you buy a building plan from NOAH, we will provide the following drawings in pdf format:

All building work must comply with the National Building regulations stipulated in SANS 10 400, applicable SABS codes & building society regulations. All materials must be SABS approved or agreement board approved.
NOAH plans comply with all of the above.
However, due to variance in the application of local building requirements and bylaws, building practices and soil, seismic, weather and other conditions of the location of your property, you will need to appoint a SACAP registered professional to perform the duty of certifying compliance of your plans with SANS 10400 for submission to your local authority.

NOAH plans are not bound to any specific council regulations. You need to take your purchased set of plans to a registered architectural draughtsperson or registered professional architect of your choice to assist with a Site Development Plan and to complete the drawings for submission to your local council.
Once you have a set of working drawings for council submission completed by a registered architectural draughtsperson or registered professional architect, you have to submit these plans to your local council. It can take anything from 6 weeks to 6 months for a council to approve a set of plans, after which you can start building your dream NOAH home.
We specify all the materials according to SANS and building regulations. You are welcome to choose a supplier of your own.

You are only allowed to build one home. Should you want to build more homes like the particular one you bought, you must contact us to discuss duplication.
NOAH designs are protected under the terms of the South African Copyright law and may not be copied or reproduced in any way, by any means. We authorize the use of your chosen design as an aid in the construction of one single family home only. The drawings produced are for Council submission and are not a full set of Construction drawings. They are sufficient to build from. You may not use this design to build a second or multiple dwellings without purchasing another set of plans from NOAH.
You have to purchase a stand first and only thereafter the house plan. If you need any assistance after you have purchased plans, NOAH will be more than welcome to assist at an hourly rate.
No, our building plans are only applicable to South African regulations.
If you’ve already gained council approval, you have to build within one year from approval. If this time has lapsed, you’ll have to re-apply. The plans you bought from NOAH, however, do not expire but as per copyright, you are only allowed to build one home with this plan.
